Management Rights Report
This is a specialist report designed to
assist in the process specifically for the
purchase of management rights in a
building or is used for the purposes of
information gathering on contracts of
service and contract renewal information.
This report is critical before entering into a
management agreement to understand the
specifics of the building and the often
hidden liabilities that a manager will face
conducting the affairs of the building.
Most management rights reports will have
specific questions related to a range of
matters. We offer a section on our order
form for special instruction to take care of
these.
If you or your client are purchasing

Insurance Liability Report
Our insurance liability report is the only
report for insurers in the strata inspection
business.
This report is designed specifically to
assist insurers to determine liability when
there is some uncertainty that the liability
or claim is covered by insurance. In some
cases we find the loss has resulted from a
known cause, a disregarded maintenance
issue or is related to other claims where an
insurer or other party has settled a matter
with a previous owner or committee.
In our report we provide an executive
summary of our findings and we detail who
knew what and when they knew it. We
detail any related un-resolved defect or
maintenance issue and provide full
evidence of our findings.
Sanctuary Cove Report
This report is specially designed for the
Legislation Sanctuary Cove Resort Act
1985. This report is used for purchasers
who intend to buy into Sanctuary Cove
Resort.
Our report, the only one offered in the
inspection business, will give you a very
detailed overview of the building(s), its
operation and its cost structure. We
include extensive financial and insurance
matters as well as what costs can be
expected in the future.

different from strata and potential

Finance Lender Report
This report is designed for Bodies
Corporates who are seeking finance for
upgrades and Lenders who may be in
process of underwriting the cost of major
works in a building.
If a loan is sought or offered repayments
are paid by owners in the form of
increased levies. This report will detail the
overall financial management of the
building as well as its solvency.
This report will detail owner debt to the
Body Corporate, will report on insurance
claims both insured and uninsured, detail
any legal action the basis of the legal
action and, were possible the amount of
exposure.
We will also provide details of sinking fund
forecasts, building defect information and
quotes for repairs.
This report is an independent assessment
of the building and Body corporate and
their ability to meet Lender obligations.
Standard Full Vendors
Disclosure Statement
This report is used for sale of a strata unit
where a full search is required and
disclosure information is required to be
included in the contract of sale. If this
report is included in the contract of sale a
purchaser is unlikely to rescind a contract.
Our Standard report covers a full 4 years
of historical information.
This report is also used where a purchaser
becomes concerned that there is an
element of non-disclosure or warranty
information has been omitted and
therefore fails to meet the requirements of
the Act. Using our report as a comparison
to disclosures in the contract of sale in
some cases may offer a purchaser options
to rescind the contract or seek
compensation
Full Vendors Disclosure
Statement
This report is used for sale of a strata unit
where a full search is required and
disclosure information is required to be
included in the contract of sale. If this
report is included in the contract of sale a
purchaser is unlikely to rescind a contract
This report is also used where a purchaser
becomes concerned that there is an

completed by the seller.
When this report is included with the
Contract of Sale, the result is a contract
that is very hard for any purchaser to
rescind.
Section 205 Certificate
PSI Provides all the detail required for a
Section 205 Certificate
This Certificate sets out the amounts
payable to the Body Corporate in the Body
Corporate’s current Financial year
including any amount due but unpaid in
respect to a particular lot.
Appointment of Returning
Officer for Secret Ballot
This is a service where you appoint a
trained and accredited PSI Inspector to act
as returning officer for your secret ballot.

we provide a full report of the secret ballot,
a breakdown of the results and provide a
statement of independence.

Standard Integrated Resort
Development and Vendors

This report is used for the sale of a strata
unit that is part of a smaller resort. This
report provides the greatest protection for
a seller as it includes all information and
matters required to be disclosed under the
Act for a 2-year period.
When this report is included with the
Contract of Sale, the result is a contract
that is very hard for any purchaser to
rescind.
Standard Integrated Resort
Development Report
This report is used for the purchase of a
strata unit that is part of a smaller resort.
This report gives a potential owner a very
detailed overview of the building, its
operation and its cost structure. We

Building Management
Committee Report (BMC)
This is a specialist report. It is primarily
used where there is one site which has a
variety of individual stratas operating on
that site. All of these stratas feed into a
master management committee known as
the BCM.
Examples usually include a mix of
commercial, residential and retail
buildings separately organised. It is not
unusual to see a mixed use building.
Whilst every strata entity on the site is
responsible to manage their own affairs
almost exclusively, each entity is required
to contribute to the BMC for the up-keep
and the maintenance of common property,
shared facilities and amentities on site.
If a strata plan is part of a BMC it is
prudent to order the strata inspection on
both the subject strata as well as the BMC
to ensure any costs levied by the BMC, or
other matters of interest, have been
included in the budget of the subject
strata.
In the BMC report we include extensive

what costs can be expected in the future.

BCM managed defects section.

Returning Officer Report
This Report is part of a service offered
where PSI Inspectors act as a returning
officer for a complex vote or even a secret
ballot.
